Closed real estate sales in Rutherford County picked up slightly in March with 2008 closings off the March 2007 numbers by 28.1%.  For the year overall, closings are down 30.8%.  However, the average days on the market for residential homes has only risen from 75 to 81 days and closed home sales are bringing, on average, 99.1% of the price they brought in March 2006.

 

While the national media continues its attempts to convince everyone that the real estate market is on the verge of collapse, that simply is not true in Rutherford County.  While the sales figures may be down compared to 2006 and 2007, keep in mind that those were record years for real estate sales in our area.  Even with the longer average days on the market, homes that are in good condition and priced correctly continue to sell quickly.

 

In changing markets, experience becomes a valuable commodity.  If you interview agents to help you buy or sell a home, ask them about their business.  Are they floundering in this market or flourishing.  It’s when the sales don’t come easy that the best agents and teams separate themselves from the crowd.

 

Consider the Jones Team.  In the first quarter of 2008, our sales volume is up 2.6% over the same period in 2007 and just 7.2% short of our production for the first quarter in 2006, the best year the Jones Team and Rutherford County real estate has ever experienced.  The market as a whole is off more than 30% compared to last year.

 

The numbers don’t lie.  And the numbers show that we are just getting started.  For example, the Jones Team’s sales volume of nearly $7.1 million in March 2008 is up 44.6% compared to last March and 11.5% over March 2006.  Additionally, this last month’s sales volume represents a 61.8% increase over February 2008 and 312% more activity than this past January.
